When you’re house hunting, the allure of new construction is undeniable. It’s full of brand-new appliances and the colors, finishes and flooring that you pick to fit your our taste. You also won’t have to worry about updates and major repairs for years!
If you are interested in buying a new construction, the Builder’s Representative will be happy help you with the process, they may also even claim to give you a better deal if you don’t bring your own agent…. but don’t make this short-sighted mistake: the Builder’s Representative works for the Builder and has only the Builder’s best interest in mind, not the Buyer’s. After all, a Builder’s Representative’s job is to get the highest price for the properties the builder is selling, and furthermore is often given bonuses for withholding buyer incentives. The Builder’s Representative does not have a fiduciary duty to look out for the Buyer’s best interest, in fact, it’s actually the opposite.
In contrast, a licensed Real Estate Agent has a fiduciary duty to look out for the Buyer’s best interest, no matter what you buy! In addition, your Buyer’s Agent can help you to get best value for your money with the least hassle. Your Buyer’s Agent will negotiate the best price, the most upgrades, and best terms for you. Your Buyer’s agent will also recommend competent and trustworthy lenders instead of just the in-house lender that the Builder will steer you to. Your Buyer’s Agent will also coordinate the independent home inspections that your Builder will not recommend to you. Finally, your Buyer’s Agent will coordinate the timing of the sale of your current property to avoid you being left homeless or with the dreaded “double move.”
